Structural Engineer’s Inspection and report

A Structural Engineer's Inspection and Report is commonly required when a property has evidence of past or ongoing structural movement – such as fracturing or distortion to walls, floors, roofs or internal finishes. Examples of building distortion might include bulging or leaning walls, sagging ceilings and roofs, or an overall "tilt" in one direction.

Structural Design

We can provide you with structural design calculations - either with a site visit to assess the problem and assimilate the necessary data or for a project where the design drawings have been prepared by another firm of architectural designers. These calculations are required for all structural elements that are not governed by empirical provisions contained within the Building Regulations Approved Documents, to prove their stability and suitability for use in any given instance.

Insurance Claims

We have many years experience in surveying both domestic and commercial property that are the subject of an insurance claim for fire, subsidence, water / flood and impact damage. The last thing you need is to face the mountain of questions from your insurance company. RBA Consulting can help you every step of the way by carrying out a thorough structural survey / damaged assessment on your property. Following from inspection of the property we can prepare schedules of remedial works and negotiate the same with your Insurer’s and project manage the remedial works through to completion.

Party Wall etc Act 1996

The Party Wall Act has been in force since 1st July 1997, but many members of the Public remain unaware of the potential implications of the Party Wall Act upon their project until it is too late. Also, many building professionals know only a little about the potential financial and time implications that the Party Wall Act may have upon a project. It is possible that the Party Wall Act may apply if you are carrying out improvement/extension works to your property or if you are building a completely new structure.

General Building Surveying

We are experienced in building surveys and the preparation of pre works condition surveys and was project manager for some 4,500 surveys on the line of the Channel Tunnel Rail Link (CTRL) into central London. Pre lease surveys are also carried out for commercial premises to benchmark the existing condition where there is to be a repairing obligation.

Expert Witness Reports

RBA Consulting can provide a Technical Expert Witness service – most commonly on court cases where the involvement of an experienced technical professional is required to assist the judge in reaching a verdict, although many cases where an Expert Witness is engaged often are able to be resolved without actually going to court. Typical issues include structural movement of buildings and other structures, bad building practice, boundary disputes, and the like.
